Clarity and Mineralty
ParisThe posed question: linking the expressivity of the building to its future use in the background. Answering it means thinking about the marriage of history and new uses, of luminosity and plaster, of the verticality of the plot, of the roof and its capacity to welcome natural light into its heart. It is an opportunity to demonstrate the value of a rehabilitation with environmental virtues: a dry-sector post-and-beam superstructure with steel deck flooring, fully integrating the concept of mutability. Above all, 62 rue Beaubourg aims both to inspire dreams and affirm its identity while re-embedding itself in the history of the neighborhood. The ground-floor retail shell is preserved and relocated to rue de Montmorency to enhance the rue Beaubourg facade. The parking lot is demolished on the ground floor and first basement level to restore true earth and create an accessible garden.
The technical rooms are relocated to the second basement level (SS2), allowing the naturally lit surfaces of the first basement level (SS1)—illuminated by the garden—to be allocated to higher-quality spaces. The project features several green spaces developed across multiple levels, including an in-ground garden that will serve as a biodiversity relay for the neighborhood and help combat the urban heat island effect in this predominantly mineral environment. On the roof, large planters will also green this surface and help limit building overheating. In the office area, the construction of the new core on the existing courtyard allows for the recreation of a fluid layout for the floor plates. These are left open-plan to accommodate a multitude of programs.
