Scalability and Modularity
France, Boulogne-BillancourtThe conversion of buildings originally designed for commercial activities into residential spaces has become a major issue in an urban context facing a growing housing shortage. The 50 Marcel project addresses this challenge by transforming existing structures that were not initially meant for living, while fulfilling the expectations now expressed by modern home buyers.
Accordingly, significant focus was placed on the modularity of living spaces and their connection to the outdoors. To align economic viability with the architectural vision, the transformation project prioritized maximum preservation of the existing concrete structure. In particular, the construction logic positioned all service areas requiring vertical plumbing risers—such as restrooms, bathrooms, and kitchens—in a continuous band along the corridors, allowing for flexible layout and partitioning between the apartments.

In particular, the construction logic positioned all service areas requiring vertical plumbing risers—such as restrooms, bathrooms, and kitchens—in a continuous band along the corridors, allowing for flexible layout and partitioning between the apartments.
This strategic layout of the various housing types, along with the organization of the spaces themselves, provides exceptional flexibility for the future adaptability of each apartment. Similarly, (duplex) townhouses complement the mix of the 53 residential units, blending seamlessly with the individual homes found throughout the neighborhood.
To harmonize the interior courtyard with its immediate surroundings and deliver true quality of life to the outdoor spaces, large private and shared gardens were integrated into the architectural design, reflecting the “backyard garden” style characteristic of the local area.
“[…] a thorough understanding of the site made it possible to design a transformation project that takes full advantage of key existing features (structure, environment, etc.) while erasing all traces of the building’s former use.”
