Mineral Promontory

Île de France
The city of Asnières and the developer Nexity Apollonia called upon the architects at FRESH and the urban planners at Ateliers Lion to bring the new High Park district to life. Located at the intersection of the Seine and Gennevilliers, facing the Saint-Ouen docks, this contemporary project is resolutely oriented outward: the entire 136-housing development was conceived as a promontory from which one can observe the landscaped park at the heart of the district.

With this perspective in mind, half of the project consists of rooftops and duplexes featuring double-height balconies and terraces. Deployed in a U-shape, the simple, sleek, and bold volumes form a mineral landscape. On the highest floors, the volumes have been clipped to refine the proportions and create a silhouette that carves into the sky, offering private or shared rooftop living spaces with unobstructed views of the park, the Seine, and Paris.

Raw materials such as brick and concrete were carefully selected, echoing the industrial past of this former PSA site. The project is thus structured around two grids: horizontal on the brick volumes, and vertical on the white-glazed concrete volumes. These are articulated at both the block and the development zone (ZAC) scales to preserve views and minimize shadow masks.
The facade moldings provide rhythm and unity to the whole. The northwest facade is entirely transparent, breaking away from all the opaque facades required by the functions housed within.

“The intention was to guarantee unprecedented architectural quality, accompanied by a diversified housing offering ranging from studios to five-room apartments.

”These staggered heights and varied levels engage in a dialogue with the other plots of the urban project, giving a true identity to the neighborhood. Most of the apartments benefit from generous outdoor spaces: balconies, loggias, and terraces. Indeed, the goal was to integrate this complex into its environment and respond to a dense housing program with quality, functional, and luminous apartments. This dual program of market-rate and social housing was designed to form a cohesive whole: equal treatment in the selection of materials and colors to create overall harmony. To finalize this project, the ground floors will accommodate retail spaces capable of energizing the living ecosystem of the High Park neighborhood, designed as an oasis of tranquility at the gates of Paris.
