Discreet Refinement, Contemporary Performance

France, Paris
Avenue Hoche is one of the 12 branches radiating out from the Place de l’Étoile—and certainly not the least, offering a perspective toward Parc Monceau at its northern end. Yet, it lacks the bustling hype of some of its neighbors, which, packed with renowned retail brands, draw large crowds of shoppers. Equipped with two side service lanes, this thoroughfare actually possesses a rather confidential character, making it ideal for companies looking to establish their headquarters. The building located at number 10 thus benefits from an exceptional location and very high architectural quality. Built at the late 19th century, this Haussmann-style edifice nevertheless needed to be rehabilitated to preserve the lavish character of its address while also meeting technical and regulatory standards (Labor Code, Fire Safety, Accessibility for Persons with Reduced Mobility) as well as the environmental objectives required by the developer Standard Life Investments, who was in charge of the operation.

Furthermore, optimizing floor space—featuring a total floor area of 4,832 square meters—emerged as one of the primary focuses of the rehabilitation, and consequently of the architectural approach to be implemented.
The former partitioned offices that punctuated the building’s six floors have given way to vast office floor plates with clean lines and minimal design, while relying on high-end execution quality. Here, refinement goes hand in hand with comfort. Similarly, the entire complex was brought up to current technical standards to achieve—thanks to the intervention of the HQE engineering consultancy ELAN—the high environmental objectives desired (BREEAM Very Good and HQE Excellent certifications). Finally, to enhance the quality of the art of living offered by the rehabilitation, attention was also paid to the outdoor spaces, with major work to upgrade the courtyard. The landscaped area was completely redesigned while a terrace was created for the building’s users.

“The requalification of the offices at 10 Avenue Hoche builds a bridge between the Haussmannian and the contemporary, between minimal design and maximum quality that effortlessly reconcile refinement and comfort.”
